Junk Removal

The everyday work. Furniture that won't fit down the stairs, a garage nobody has parked in since 2014, an apartment that has to be empty by Friday. We bring the truck, the muscle and the dolly, load it from wherever it sits, and sweep the space before we leave.

  • Furniture, mattresses and box springs
  • Garage, attic, basement and storage-unit clear-outs
  • Appliances, e-waste and old exercise equipment
  • Full apartment and estate cleanouts
  • Yard waste, fence panels and old play structures
  • Single-item pickups (yes, one couch is a real job)

Light Demolition

Sometimes the thing has to come apart before it can leave. We do the light demolition most haulers won't touch: the deck that's gone soft, the shed the last owner built out of scrap, kitchen cabinets and flooring on a remodel. Down, loaded and gone in one visit, so you're not living with a pile in the side yard for a week.

  • Deck, patio cover and pergola tear-outs
  • Sheds and backyard structures
  • Fence removal and post pulling
  • Interior demo: cabinets, flooring, closets, non-structural walls
  • Hot tub removal and breakdown
  • Concrete walkway and small slab breakout

Construction Debris

For contractors, remodelers and anyone mid-project: we clear the pile so the next trade can work. A truck that shows up when you call beats a dumpster sitting on the street collecting the neighborhood's mattresses, and there's no street-use permit to pull.

  • Drywall, lumber, trim and demo debris
  • Concrete, brick, tile and dirt
  • Roofing tear-off material
  • Flooring, carpet and pad
  • Packaging, pallets and site trash
  • Recurring hauls through a long remodel

Estate Cleanouts

Clearing a house after a death or a move into care is the heaviest work we do, and not because of the furniture. There is usually a deadline from a realtor or an executor, family who can't be there, and rooms nobody has opened in years. We work room by room, set aside anything that looks like it matters so a person can decide rather than a crew, and take the rest in as many loads as it takes.

  • Whole-house clear-outs, room by room
  • Garage, attic, basement and shed
  • Furniture, appliances and mattresses
  • Paperwork and photographs set aside, not binned
  • Donation runs for anything still usable
  • Broom-swept finish for the realtor

Garage Cleanouts

A garage fills up one weekend at a time and then stops being a garage. Most of what's in there is bulky rather than heavy: old furniture, paint-free building offcuts, exercise equipment, boxes that moved house twice without being opened. It clears faster than people expect. We sort as we load so the donatable things go to a donation centre instead of the landfill, and you get the floor back the same day.

  • Full or partial garage clear-outs
  • Shelving, workbenches and cabinets removed
  • Old furniture, appliances and exercise equipment
  • Yard tools, bikes and sports gear
  • Sorting for donation and recycling as we load
  • Sweep-out when the floor is clear

Property Managers & Commercial

A property manager needs two things a homeowner doesn't: paperwork before the crew arrives, and a crew that turns up in the window it said it would. Beyond that it's the same work: turnovers between tenants, offices being emptied, the sofa a departing tenant left in the parking stall.

  • Tenant turnovers: whatever was left in the unit, cleared and swept
  • Leave-behinds from garages, storage cages and parking stalls
  • Office furniture, cubicles, filing cabinets and server-room clear-outs
  • Common-area and curbside dumping, including the fly-tipped mattress
  • Light demolition of built-ins, closet systems and old fixtures
  • Eviction and abandonment clear-outs, once the legal side is settled
  • Repeat scheduling for portfolios: same crew, same number, no re-explaining
  • Post-renovation debris once the trades are finished

Real Estate & Agents

Agents call us for the week between a listing decision and the photographer. Usually that means a garage, a basement and thirty years of a family's things, with a deadline attached to somebody else's calendar. We quote off photos, we give you a number before we start, and we work to the date, because a haul that slips by two days on a pre-listing clear-out costs a lot more than the haul did.

  • Pre-listing clear-outs: garage, basement, side yard, the shed nobody opened
  • Whole-house cleanouts after a sale closes or a tenancy ends
  • Probate and estate clearances, worked at the family's pace
  • Staging swaps: old furniture out before the rented furniture arrives
  • Inspection-driven hauls: crawlspace debris, old water heaters, yard waste
  • Curb appeal in an afternoon: the dead hot tub, the mattress behind the fence

How pricing works

Volume-based pricing

We look at how much of the truck your stuff fills, and quote that. You hear the number before we start, and it’s the number you pay.

Minimum load: A mattress, a couple of chairs, a small pile of boxes.

The number you hear is the number you pay. Stairs, long carries, breaking things down and sweeping up are already in it.

60-second quoteTwo questions, then we'll take it from there.
Roughly how much?

In a hurry? Call 510-731-9458 or text a photo. That's how most quotes happen.

Our process

Three steps, start to finish.

  1. 01

    Send a photo

Text a photo of whatever has to go, whether it's the pile, the garage or the deck, to 510-731-9458. Call if you'd rather talk it through.

  2. 02

Get your price and a slot

A volume price comes back, usually in minutes, along with the next window we have open. Nothing moves until you say go.

  3. 03

    We load, sweep and sort

We arrive when we said, carry it out ourselves, sweep the space, and take what can be donated or recycled to the right place.

Questions

Before you book a job.

Still not answered?

510-731-9458 Text us
Are you insured?

Yes. Sullivan's Hauling is insured, so your property is covered while we're working on it: the stairwell, the floors, the driveway, the doorframe we're easing a sectional through. Plenty of buildings want a certificate of insurance on file before a crew can use the freight elevator. Ask and we'll get one over to your manager.

How much does it cost?

You pay for the space your stuff takes up in the truck, not per item. Send a photo of the pile and you'll get a number back before we start, and that number is what you pay. Stairs, long carries, taking things apart and sweeping up are part of the job, not add-ons, and there's no call-out fee for coming to you.

How soon can you come?

Most weeks we can be there the same day or the next, anywhere in the Bay Area. We keep the schedule deliberately loose so a job that comes in on a morning can go out that afternoon. Call and we'll tell you honestly what's open.

Do I have to move everything outside first?

No. We carry it out from wherever it sits: the back of the garage, a second-floor bedroom, the side yard. Point at it and we'll do the lifting. If it's already at the curb that's fine too, it's just easier on your back if we handle it.

Is there anything you can't take?

Chemicals and solvents, gasoline and other fuels, asbestos or anything asbestos-adjacent, and wet or unhardened paint. For everything else, ask. The answer is usually yes.

Will you come out for just one thing?

Yes. One couch is a real job, and so is a single mattress, one appliance, or the hot tub nobody has used in four years. There's no minimum pile and no talking you into a bigger clear-out. It's priced the same way as everything else, by the space it takes in the truck.

Where does my stuff actually go?

Furniture that still has life in it goes to donation. Metal, appliances and e-waste get sorted out for recycling. Only what's genuinely finished goes to the transfer station. We live here too, so the sorting isn't a line item. It's just how the load gets handled.

Do you do demolition, or only hauling?

Both, and usually in the same visit. Decks, sheds, fences, hot tubs, kitchen cabinets, flooring, non-structural walls: taken apart and hauled away without a pile sitting in the side yard for a week. Structural work, anything needing a permit, and anything involving asbestos needs a licensed specialist; we'll say so and point you somewhere useful.

Do you come out to my part of the Bay?

The San Francisco Bay Area: the city itself, the East Bay, Marin, the Peninsula and down into the South Bay. Same crew, same volume pricing, whatever side of the water the address is on. Give us the address and we'll tell you what we can do and when.

What's the fastest way to get a price?

Text a photo to 510-731-9458. One picture tells us more than a form ever will, and it's how most quotes actually happen. If you'd rather write it out, the quote form asks the same handful of questions we'd ask on the phone.

Got a pile? Send us a picture of it.

That's genuinely the whole process. A photo, a price, a truck.
