Real Estate & Agents
Agents call us for the week between a listing decision and the photographer. Usually that means a garage, a basement and thirty years of a family's things, with a deadline attached to somebody else's calendar. We quote off photos, we give you a number before we start, and we work to the date, because a haul that slips by two days on a pre-listing clear-out costs a lot more than the haul did.

- Pre-listing clear-outs: garage, basement, side yard, the shed nobody opened
- Whole-house cleanouts after a sale closes or a tenancy ends
- Probate and estate clearances, worked at the family's pace
- Staging swaps: old furniture out before the rented furniture arrives
- Inspection-driven hauls: crawlspace debris, old water heaters, yard waste
- Curb appeal in an afternoon: the dead hot tub, the mattress behind the fence
Worth knowing first
We work to the listing date. Tell us the photography day and we'll work back from it. Or tell us plainly that it's tight and we'll say whether we can make it.
Donation first, on estate work especially. Furniture and household goods that still have life go to a donation centre rather than a landfill, and we'll tell you what went where if the family wants to know.
We are not appraisers. If something might be worth real money, we'll set it aside and say so rather than make the call ourselves.
Probate and family clear-outs take the time they take. We've done enough of them to know when to work around somebody and when to just keep moving.
Volume pricing: you pay for the space the load fills, and you hear the number before we start.
Insured, and a certificate on request if the building or the escrow needs one on file.

How pricing works
Volume-based pricing
We look at how much of the truck your stuff fills, and quote that. You hear the number before we start, and it’s the number you pay.
The number you hear is the number you pay. Stairs, long carries, breaking things down and sweeping up are already in it.
