Property Managers & Commercial
A property manager needs two things a homeowner doesn't: paperwork before the crew arrives, and a crew that turns up in the window it said it would. Beyond that it's the same work: turnovers between tenants, offices being emptied, the sofa a departing tenant left in the parking stall.
- Insured
- Locally owned and operated
- Priced by the volume we haul
What's included
- Tenant turnovers: whatever was left in the unit, cleared and swept
- Leave-behinds from garages, storage cages and parking stalls
- Office furniture, cubicles, filing cabinets and server-room clear-outs
- Common-area and curbside dumping, including the fly-tipped mattress
- Light demolition of built-ins, closet systems and old fixtures
- Eviction and abandonment clear-outs, once the legal side is settled
- Repeat scheduling for portfolios: same crew, same number, no re-explaining
- Post-renovation debris once the trades are finished
Worth knowing first
Certificate of insurance on request. Tell us who to name as additional insured and our carrier sends it over, usually the same day you ask, and we'll say so if it will be the next morning.
We're insured. We don't hold a contractor's licence and won't claim one, so structural work isn't ours. Built-ins, fixtures and closet systems are.
Volume pricing works the same for a turnover as for a house: you pay for the space the load fills, and you hear the number before we start.
Loading dock, service lift booking, or a window the building association insists on: tell us and we'll work to it.
Locally owned crews, not a fleet. A real person answers and the same crew comes back; it also means a forty-unit building emptied in one weekend isn't us, and we'd rather say so now.
Photos are the fastest quote. A wide shot of the unit and a close-up of anything heavy usually gets you a number the same hour.
Invoices, W-9, and whatever your accounts team needs to set us up as a vendor: ask and it's sent.
Where we do this work
We do this across the Bay Area, from Novato and San Rafael in the north down through the East Bay, San Francisco, the Peninsula and into the South Bay.
Commercial jobs
Start to finish, on a bigger scale
The same crew and the same loading, for a stage, a warehouse, a shop or a restaurant: carried out, loaded through the back, and the space handed back empty.
Theatre set strike
Set pieces, flats and stage gear out of a theatre, two trucks loaded through the back.
Warehouse clear-out
Pallets, shelving, office furniture and leftover stock out of a warehouse, the trucks backed in at the roll-up door.
Retail turnover
Gondolas, clothing racks, counters and shelving out of a shop between tenants.
Restaurant clear-out
Booths, tables, chairs and kitchen equipment out of a restaurant changing hands.
In a hurry? Call 510-731-9458 or text a photo. That's how most quotes happen.
How pricing works
Volume-based pricing
We look at how much of the truck your stuff fills, and quote that. You hear the number before we start, and it’s the number you pay.
The number you hear is the number you pay. Stairs, long carries, breaking things down and sweeping up are already in it.

I recently used Sullivan’s Hauling to help remove clutter during my move out, and I had a great experience. They showed up right on time, which I really appreciated during a busy moving day. The crew worked quickly and efficiently, getting everything cleared out without any hassle. The whole process was smooth and straightforward. I’d definitely recommend Sullivan’s Hauling if you need reliable and efficient junk removal.
Wow these guys are terrific! Can’t say enough about their professionalism, their friendliness, their promptness and communication skills. We had a difficult entry for the furniture move and Sullivan Hauling figured it out with a smile. Highly recommended!

Got a pile? Send us a picture of it.
That's genuinely the whole process. A photo, a price, a truck.
